In the past, some buyer's agents promoted their services as "free" or at no cost to you. But starting August 17th, The National Association of Realtors and our Local MLS Boards have made some updates to ensure more transparency. Sellers will now clearly outline in their listing agreements both the buyer and seller commissions separately. Before, many viewed the commission as a shared amount, with the broker on the seller's side controlling the distribution amounts. Now, it will be clearly laid out, and all parties will be informed as to how the funds are distributed.
So, what does this mean for you as a buyer? You'll need to sign an agreement upfront before touring any homes, whether you're checking out just one or several over time. This agreement is what we call a services payable agreement, which means payment isn’t due until the job is complete.
In the agreement, it’s spelled out that your buyer's agent will work diligently to have their fees covered by the seller as part of the negotiation during the offer stage.
